Get My Offer

The process

From first call to cash in hand.

Most sales close in seven to fourteen days. Nothing here needs a lawyer to interpret, and nothing is binding until you sign a purchase agreement.

  1. 01

    Tell us about the house

Fill in the address and a few details — it takes about a minute. No obligation, no credit check, nothing to sign.

  2. 02

    Get a real cash offer

We look at recent local sales and the condition of the property, then call you within 24 hours with a straight number and how we got to it.

  3. 03

    Close on your date

Accept and pick a closing date — as fast as seven days, or months out if you need time. Title handles the paperwork. You get paid.

In detail

What actually happens, day by day

  1. Day 0 — you get in touch

Online form or a phone call, whichever you prefer. We ask about the address, the rough condition, and what is driving the timeline. Five minutes, and nothing is binding.

  2. Day 1 — we look at the property

Usually a short walkthrough at a time that suits you, sometimes just photos if the house is occupied or far away. We are not inspecting to find fault — we are pricing the work.

  3. Day 1–2 — you get the number

A written cash offer with the comparable sales and the repair estimate we used to get there. If you think we have the repair number wrong, tell us — we will look again.

  4. You decide, without pressure

Take it, sleep on it, or use it as a benchmark against an agent. We do not do exploding offers and we do not chase. If listing is better for you, we will say so.

  5. Title does its work

A local title company handles the search and escrow. Liens, back taxes and any outstanding mortgage get settled out of the proceeds. You do not chase paperwork.

  6. Closing day — you get paid

Sign, hand over the keys, and the funds are wired or handed to you the same day. Leave anything you do not want; we clear it out.

What it costs you

Nothing. Here is the whole list.

Agent commission $0
Listing or marketing fees $0
Standard closing costs $0
Repairs or renovation $0
Cleaning, staging or clear-out $0
Inspection and appraisal fees $0

The only thing that comes out of your proceeds is what you already owe — an outstanding mortgage, unpaid property taxes, or a lien against the property. Title settles those at closing and you receive the balance.
